LIGHTING, BEMS

  • Audit Electrical Distribution: Review main switchgear, distribution panels, and circuit breaker layouts to confirm physical space for sub-meters and control relays.

  • Establish Baselines: Analyze historical utility bills and interval data to pinpoint high-load areas, peak demand windows, and baseline energy use intensity (EUI).

  • Network & Communication Planning: Determine the communication protocol architecture—such as BACnet, Modbus, or secure industrial wireless to ensure seamless data flow from field devices to the central cloud or local server.

Installing a Building Energy Management System (BEMS) requires a methodical, low-voltage and high-voltage integration process.

Safety Shutdown & Lockout/Tagout (LOTO):Prerequisite.

De-energize target distribution panels and verify zero energy state with a calibrated multimeter to protect technicians from arc flash hazards.

Mount Sub-Meters & Current Transformers (CTs):2 to 4 hours per panel.

Install split-core CT sensors around individual circuit conductors inside electrical panels without disrupting live utility feeds, then wire them to the sub-meter hardware.

Integrate Smart Controls & Relays

Wire low-voltage control relays, smart contactors, and Variable Frequency Drives (VFDs) directly into mechanical systems like HVAC air handlers and lighting contactor panels.

Deploy IoT Gateways & Communication Wiring

Run shielded twisted-pair communication cables (or configure secure industrial Wi-Fi/mesh nodes) to link all sub-meters and field controllers back to the main EMS gateway.
